Booking Terms & Conditions
Making Your
Booking
These Terms
and
Conditions
govern all
online
bookings
made on our
website(s).
When you
make a
booking you
must be at
least 18
years of age
and
guarantee
that you
have the
authority to
accept and
do accept on
behalf of
all members
of your
party the
terms of
these
booking
conditions.
Your booking
is made as a
consumer for
the purpose
of a holiday
and you
acknowledge
that no
liability
can be
accepted for
any business
losses
howsoever
suffered or
incurred by
you.
Once the
completed
online
Booking Form
and the
Initial
Deposit/Full
Payment have
been
received and
accepted by
Cyprus
Lettings and
the property
owner, we
will issue
you with
email
confirmation.
The contract
between you
and the
property
owner will
only be
formed when
we send you
the email
confirmation
and is
subject to
these terms
and
conditions.
We reserve
the right to
refuse any
booking
prior to the
issue of
email
confirmation.
If we do
this we will
promptly
refund any
money you
have paid to
Cyprus
Lettings.
You should
carefully
check the
details of
our email
confirmation
and inform
us
immediately
by email of
any errors
or
omissions.
The property
that you
have booked
must have
the
reference
number on
our website
which is a 4
or 5-digit
number
beginning
with a 0 (ie.
6036 or
06321). The
specific
property
reference
entered on
the booking
form is the
property
that will be
booked for
you and once
Cyprus
Lettings
have
confirmed
the booking
by email the
property
cannot be
changed
without the
full loss of
payment
made.
By
submitting a
booking form
you warrant
and confirm
to us that
you have
read these
terms and
conditions
and agree to
comply with
them. Each
property
booked
constitutes
a separate
individual
booking. All
bookings
made direct
from our website(s)
and all
matters
arising from
them are
subject to
English law
and to the
exclusive
jurisdiction
of the
courts of
England and
Wales.
Nothing in
these
Booking
Conditions
affects your
normal
statutory
rights.
Liability
In
consideration
of the fact
that Cyprus
Lettings
acts only as
an online
booking
agent NOT a
travel
agent,
Cyprus
Lettings
accepts no
liability
whatsoever
for any
aspect of
the
arrangements
and, in
particular,
accepts no
liability
for any
loss,
personal
injury/illness
or death
however
incurred.
Although the
Company uses
all
reasonable
endeavours
to ensure
the accuracy
of all
information
provided and
the quality
and
facilities
of the
property(s),
we cannot
accept any
liability
whatsoever
for any
problems
that occur
while guests
occupy the
property(s)
of their
choice. All
information
has been
provided in
good faith
and no
liability is
accepted
whatsoever
by the
Cyprus
Lettings for
any
misrepresentation
of property
material or
accommodation.
Cyprus
Lettings
make every
effort to
ensure that
the
descriptions
on our
website are
correct by
as it does
not own any
of the
properties
it cannot
control or
prevent
changes
occurring.
Material
changes to a
property
details are
very
infrequent
and we
endeavour to
notify you
of any
changes
before
commencement
of the
booking. No
compensation
will be
payable by
Cyprus
Lettings and
no claims
will be
accepted for
costs or
additional
expenses
incurred as
a result of
any changes.
Payment
A
non-refundable
deposit is
required to
secure your
booking.
Your booking
is only
confirmed
once payment
has been
made and a
booking
form has
been
submitted. If
your booking
is made
within 13
weeks or
less from
your
departure
date you
will receive
notification
that the
balance is
due within 5
days.
Balance
payments
online or
over the
telephone by debit or
credit card
incur a
surcharge of
3% and
this will
automatically
be added to
the total
holiday
cost. Where
only a
deposit has
been paid
the balance
must be paid
13 weeks or
more prior
to the hire
commencement
date. If the
balance is
not paid
within this
timeframe
your booking
will be
cancelled
and your
deposit will
be
forfeited.
Balance
payment can
be made by
debit card,
credit card,
bank
transfer or
by cash or
cheque at
any branch
of Barclays
Bank. Cyprus
Lettings
does not
accept cash
or cheques
sent through
the post.
Card
payments are
processed
online via Barclaycards
secure site.
Pricing
All prices
are per
property and
not per
person
including
air-conditioning
and are
calculated
in GB£. You
will be
charged for
the number
of nights
that you
book at the
property
based on the
weekly
rental rates
displayed
under the
property
details on
our
website(s).
If your
booking
straddles a
period where
the rates
differ, the
cost of the
accommodation
will be
calculated
based on the
number of
nights that
you stay in
each price
bracket. We
reserve the
right to
correct
errors in
both
advertised
and
confirmed
prices and
we will do
so as soon
as we become
aware of the
error.
Accommodation
prices may
have changed
since you
made the
booking date
to your
departure
date and
this may be
because of a
periodic
price
increase or
a special
offer 'sale
price'. The
price that
was stated
at the time
of booking
(subject to
any
correction
of errors)
is the price
that is
payable and
this will
not increase
or decrease
regardless
of the
current
property
pricing for
the period
in question.
Special
offers
discounts
will be
deducted
from the
advertised
weekly
rental rate.
Where the
dates of
travel may
attract two
discounts
(ie. last
minute
discount and
long stay
discount)
only one
(the
highest)
discount
will be
deducted
from the
rental rate.
Special
offers do
apply if an
under
occupancy
discount has
been given
(eg. a 2-bed
apartment
has been
rented on a
1-bed basis
at a reduced
rental). You
will be
charged the
price as
advertised
on our
website and
any payment
will be
taken for
this amount.
If the price
you entered
on our
payment form
is different
from the
actual price
of the
property the
payment
amount will
be adjusted
by us prior
to
processing
and you will
be charged
for the
corrected
amount.
Deposits
The
following
deposit is
due on the
total rental
of the
property:
Accommodation
rental cost
of £100 to
£750
requires
£100 deposit
Accommodation
rental cost
of £751 to
£1,250
requires
£200 deposit
Accommodation
rental cost
of £1,251 to
£1,750
requires
£300 deposit
Accommodation
rental cost
of £1,751 to
£2,500
requires
£400 deposit
Accommodation
rental cost
of £2,501 to
£3,500
requires
£500 deposit
Accommodation
rental cost
of £3,500+
requires
£800 deposit
Please note
that the
above
deposits are
per
property. If
you are
booking more
than one
property the
deposit
amount is
calculated
individually
per property
Accidental
Damage
Waiver
A
non-refundable
charge of £7
per person
for ALL
guests .This
charge,
which is
called an
Accidental
Damage
Waiver (ADW)
is used
to cover
accidental
damage that
can occur up
to the value
of £200 per
person.
Please note
that this
waiver does
not cover
you for
negligence,
wilful
damage or
irresponsible
behaviour
and loss of
items. If
the cost
exceeds the
value of
£200 per
person,
a charge
will be made
locally or
an invoice
will be sent
to you on
your return
home.
The
charge is
per person
based on the
total number
of occupants
(including
babies and
children not
occupying a
bed) and is
non
refundable.
The charge
per person
covers
booking up
to 28 days
duration. To
be covered
and damage
must be
reported to
Cyprus
Lettings
immediately.
Damage that
is
discovered
after guests
have left
the property
that has not
been
reported to
Cyprus
Lettings
will not be
covered and
will be
charged
accordingly.
Please
note that if
ADW is not
taken guests
may be
required to
pay an
additional
security
deposit.
Security
Deposit
If the
average age
of all
guests is 25
or under and
Accidental
Damage
Waiver has
not been
taken we
require an
additional
security
deposit of
£100 which
will be
refunded 7
days after
the booking
end date
upon
inspection
of the
property.
Cancellation
by you
Cancellation
of a booking
must be made
by email and
be received
by Cyprus
Lettings
within 13
weeks of the
holiday
commencement
date. If
cancellation
is prior to
this date, only
the deposit
will be
forfeited
unless full
payment has
been made in
which case
the deposit
plus a £50
cancellation
fee will be
forfeited.
If
cancellation
is less than
13 weeks
before the
departure
date, the
full hire
cost is to
be paid. It
is a
condition of
booking that
full
insurance is
taken out to
cover
cancellation.
Change of
dates
by you
A change of
dates will
only be
accepted
with the
owners
agreement
and you will
receive
confirmation
by email to
whether this
has been
allowed or
rejected
once you
have
complete the
DATE CHANGE
form in the
Booking
Centre.
(a) If dates
have changed
but the
number of
nights
remain the
same the
rental rate
will be
reworked
based on the
higher
amount of
either the
current
rental rates
or rental
rates at the
time of
booking.
This change
will be
subject to a
£25
administration
fee that
will be
added to the
cost of
booking.
(b) If
additional
nights are
added to an
existing
booking the
additional
nights will
be charged
on the the
current
rental rates
and there
will be no
administration
charge.
(c) If dates
have changed
after
payment of a
deposit and
before the
balance has
been paid and the
number of
nights has
been reduced
the rental
rate will be
reworked
based on the
higher
amount of
either the
current
rental rates
or rental
rates at the
time of
booking. A
pro-rata
proportion
of the
deposit will
be forfeited
(for example
if a two
week booking
is reduced
to one week
then 50% of
the deposit
will be
forfeited).
This change
will be
subject to a
£25
administration
fee that
will be
added to the
cost of
booking.
Once the
balance or
full payment
has been
paid there
are no
refunds for
a reduction
in nights.
Change of
property
booked by
you
As each
property is
individually
owned it is
not possible
to change
the property
from the
original
booking
without
forfeiting
your deposit
payment.
Alterations
or
cancellation
by the owner
or Cyprus
Lettings
In the
unlikely
event that
the property
becomes
unavailable
or
uninhabitable
the hirer
will be
offered
alternative
accommodation
or a refund
for the
duration
that the
accommodation
was
unavailable.
Any refund
is
restricted
to the
property
hire costs
and Cyprus
Lettings not
liable for
any
cancellation
costs or
administrative
charges for
travel
arrangements,
etc. If the
substituted
accommodation
is a
different
price than
the one
originally
booked, we
will make a
charge/refund
as
appropriate.
If guests
decide to
find their
own
alternative
accommodation
any refund
is
restricted
to the
original
property
hire costs
for the
duration
that the
property was
unavailable.
What is
included
The property
rental
includes the
supply of
water and
electricity.
A clean set
of linen and
towels
(one hand
towel and
one bath
towel per
person)
are
supplied
and/or
fitted at
the half-way
stage for
all bookings
of 2 weeks.
For bookings
of 3 weeks
or more
where a LONG
STAY
DISCOUNT has
been given a
spare set of
linen will
be left for
the guests
to do there
own linen
change
unless
otherwise
agreed with
Cyprus
Lettings.
The property
will be
cleaned
before your
arrival but
will not be
cleaned
again for
the duration
of your
stay. More
frequent
cleaning and
linen change
can be
arranged for
an
additional
charge. Any
defects or
deficiencies
must be
reported to
Cyprus
Lettings
within 48
hours of
your
arrival.
After this
time it will
be assumed
that
everything
is in order.
For
properties
on a complex
with a
shared pool
the property
details will
state if
there are
private
sunbeds for
the property
or if the
property has
the use of
communal
sunbeds
around the
pool.
Communal
sunbeds are
on a first
come, first
served
basis.
Air-Conditioning
The cost of
normal use
of
air-conditioning
is included
in the
property
price but
the units
must only be
used while
guests are
in the
property,
with all
windows and
doors kept
closed.
Under no
circumstances
must the
units be
left on
continuously
while the
property is
unoccupied
and if this
occurs
guests will
either be
charged or
the
air-conditioning
will be
disconnected
for the
remainder of
the guests
stay. Some
properties
operate on a
timer system
where the
units will
turn off
automatically
and some
properties
on a meter
system where
after normal
usage guests
are charged
accordingly.
The air
conditioning
should never
be set at
less than 21
as this will
cause the
unit to
over-work
and leak.
Airport
Transfers
These can be
arranged for
an
additional
charge that
is payable
direct to
the driver
in euros and
is not
included in
the cost of
the
accommodation.
It is
strongly
advisable to
use our
recommended
airport
transfers as
drivers
booked by
Cyprus
Lettings are
familiar
will the
location of
our
properties
and offer
one of the
best rates
that are
cheaper than
the cabs on
the rank at
the airport.
Flights
It is the
responsibility
of the hirer
to book
flights
independently
from the
accommodation.
Cyprus
Lettings and
the property
owner
accepts no
liability
whatsoever
for any
aspect of
the flight
arrangements
and, in
particular,
accepts no
liability
for any
loss,
personal
injury/illness
or death
however
incurred.
Occupancy
Only the
specified
number of
persons as
per the
booking form
of booking
may occupy
the property
at any time.
A baby in a
cot does not
count when
calculating
maximum
occupancy.
The property
can not be
re-let or
sub-let to
any other
group, party
or
individual
without
written
permission
from Cyprus
Lettings.
Under no
circumstances
may more
than the
maximum
number
occupy the
property at
any time
(this
includes the
pool area).
Under no
circumstances
may the
property or
pool area be
used to host
a party or
gathering
where more
than the
maximum
occupancy of
the property
attend.
Cyprus
Lettings
reserve the
right to
refuse
admittance
to the hirer
and party if
they are in
breach of
this
condition.
Generally we
do not
accept pets
in the
property.
There may be
certain
exceptions
so please
enquire. In
such cases
written
permission
must be
obtained
from Cyprus
Lettings.
Under
Occupancy
Discounts
Some
properties
offer
discounts
for under
occupancy.
If the
property
that you are
booking
offers a
price
reduction
the price
will be
displayed in
the pricing
section of
the property
details. To
take
advantage of
this
discount you
must select
the option
in the
"Under
Occupancy"
section on
the booking
form. Each
bedroom
option can
accommodate
a maximum of
two guests.
Bedrooms
that are not
used will be
locked and
not
available to
guests. Once
a booking
has been
made at the
full
occupancy
rate is not
possible to
change the
booking for
under
occupancy if
the number
of occupants
decreases.
If you have
taken
advantage of
an under
occupancy
discount and
the size of
your party
increases
you will be
required to
pay the
additional
rate based
on the final
number of
occupants.
Special
offers do
apply if an
under
occupancy
discount has
been given.
Hirer’s
responsibility
The hirer is
responsible
for taking
reasonable
care of the
property and
its
contents. At
the end of
the hire
period, the
property and
its
contents,
including
all
equipment
furniture
and
utensils,
etc must be
left clean
and tidy
which
includes the
crockery and
cutlery
cleaned and
stored in
the
appropriate
cupboards,
and ensure
that the
cooker,
microwave
and fridge
are clean.
On departure
the hirer
will be
responsible
for making
the
accommodation
secure with
all doors
and windows
locked and
the key left
where
instructed
and NOT in
the back of
the door.
The hirer
shall ensure
that no
member of
the party
engages in
any activity
in or around
the property
or swimming
pool, which
may cause
damage or
offence to
the
neighbours.
The hirer
shall also
ensure that
all rubbish
is cleared
away from
the property
and placed
in the
communal
dustbins.
The hirer
will be
charged for
any
additional
time costs
incurred by
the cleaner
and Cyprus
Lettings if
the above is
not adhered.
Keys
Detailed
instructions
for key
access will
be sent to
you on
receipt of
the
balance/full
payment. It
is the
hirers
responsibility
for the safe
keeping of
the property
key at all
times. In
many cases
there is a
keybox at
the property
and it is
the hirers
responsibility
to close the
keybox and
reshuffle
the numbers
so that the
PIN is not
showing
after taking
the key out,
and to
ensure that
the key is
put back in
the keybox
when the
hirer
vacates the
property. Do
not under
any
circumstances
give the PIN
code to a
third party
(ie. taxi
driver).
Cyprus
Lettings are
not
keyholders
so if you
have lost
your key or
are locked
out please
call the
Property
Manager or
Marinos the
Locksmith.
You will be
responsible
for the
callout
charge. If
you are
locked out
and have
left the key
in the back
of the door
only a
locksmith
will be able
to open the
door and the
hirer will
be
responsible
for the
callout
charge. You
will be sent
the relevant
contact
details with
your
balance/full
payment
confirmation.
Damage or
Loss to the
property and
its contents
Except in
the case of
normal wear
and tear the
hirer will
be
responsible
for making
good any
damage or
loss to the
property or
its
contents,
which has
occurred due
to
negligence,
wilful
damage or
irresponsible
behaviour on
the part of
those
occupying
the property
and their
guests. The
hirer will
pay for the
cost of
replacement
or
rectifying
damage.
Rights of
access
The owner,
their
representatives,
or
subcontractors
have the
right to
access the
property at
any time
with due
regard to
the
convenience
of the hirer
for the
purpose of
linen
change,
inspection
of the
property,
and to carry
out
essential,
or routine
repair or
maintenance
work.
Responsibilities
Cyprus
Lettings
cannot be
held
responsible
for any
circumstances
beyond our
control
including,
but not
limited to,
mechanical
breakdown,
illness,
satellite
television
reception,
swimming
pool
maintenance
and failure
of any
public
supply.
Injury or
damage
It is a
condition of
booking that
the hirer
and their
party has
full
insurance to
cover
against
personal
injury and
damage.
Arrival and
departure
times
Unless
otherwise
stated the
property
will be
available
for
occupation
from 2.00pm
on the day
of arrival
and must be
vacated by
12.00pm on
day of
departure in
accordance
with the
international
hoteliers
agreement.
Any agreed
extension to
your
departure
time must be
confirmed in
writing by
Cyprus
Lettings.
There may be
occasions
when the
checkout
time is
earlier than
12.00pm and
if this is
the case you
will be
notified of
this by
email or by
a note at
the
property.
Complaints
In the
unlikely
event that
you have a
complaint
about the
property or
its contents
whilst on
holiday, it
must be
reported
immediately
by telephone
or email to
Cyprus
Lettings
office (not
the Property
Manager) and
we will
contact the
owner of the
property. We
will be
happy to
investigate
the matter
and
arbitrate.
If we feel
that your
claim is
fair we will
negotiate a
refund
accordingly.
All refunds
are at the
discretion
of the owner
and Cyprus
Lettings is
not
authorised
to make any
refunds
without the
owners
agreement.
Cyprus
Lettings
will have no
liability
and will not
investigate
any
complaint
submitted
after
completion
of the hire
period.
Building
Work
In the event
of building
work taking
place by
local
authority,
developers
or
neighbours,
it is
important to
note that
Cyprus
Lettings are
not
responsible
for such
work, and
are unable
to stop such
work taking
place, or
control the
levels of
noise.
Whilst
Cyprus
Lettings
assure you
of our best
endeavours
to minimize
any
inconvenience
we do not
accept any
liability in
this case.
Force
Majeure
Cyprus
Lettings and
the owner
regret that
they cannot
accept
liability or
pay any
compensation
where the
performance
or prompt
performance
of our
contractual
obligations
is prevented
or affected
by ‘force majeur’.
In these
terms and
conditions
of hire,
‘force
majeure’
means any
event which
Cyprus
Lettings
or the
supplier(s)
of the
service(s)
in question
could not,
even with
due care,
foresee or
avoid. Such
events may
include, but
are not
limited to,
war, threat
of war,
civil
commotion or
strife, hostilities,
terrorist
activities,
strikes or
other
industrial
disputes,
acts of God,
quarantine,
epidemics,
natural or
nuclear
disaster,
fire,
chemical or
biological
disaster and
adverse
weather,
sea, ice and
river
conditions,
the act of
any
government
or other
national or
local
authority
including
port or
river
authorities
or
other events
outside our
control.
Advice from
the Foreign
Office to
avoid or
leave a
particular
country may
constitute
Force
Majeure.
Insurance
The property
hire does
not include
insurance
for the
hirer and
their party.
It is a
condition of
booking that
insurance is
taken out
against
cancellation,
personal
accident and
medical
insurance.
We recommend
Insurefor.com
Smoking
Cyprus
Lettings
have a no
smoking
policy but
smoking is
permitted on
the balcony
and terrace
and there
may be
ashtrays
provided for
this. Please
enquire
about
properties
that allow
smoking.
Television
The type of
television
reception
with be
stated in
the property
details for
each
individual
property.
Available
channels can
change at
any time
and this is
something
that both
Cyprus
Lettings and
the owners
have no
control of. If
a property
does not
have satellite
the
television
is only for
use with
DVDs.
